1) Flashing
- It may just seem like a little piece of metal, but flashing is one of the most integral parts of a truly waterproof roofing system. Almost all roofs require some sort of flashing, and if improperly installed or damaged will always lead to water intrusion. Your roof should have flashing installed at all transitions. These transition points include wall-to-roof, chimney, parapets and at any penetrations.
2) VTR (Vent-Through-Roof) Penetrations
- Plumbing pipes and other roof penetrations through your roof are necessary for many reasons, but can come with their own headaches. The two main materials used to flash a penetration are lead or rubber. Lead boots are deemed as one of the longest lasting materials, but critters love to use them to sharpen and clean their teeth. While the squirrels may not chew the rubber, the sun and elements can degrade them over time. It is a good practice to have your roof penetrations inspected regularly to ensure they are all in working order.
3) Skylights
- Skylights are a great addition to a house for many reasons. However, they are the same as all other roofing accessories….Damage, improper installation or simply age can all cause them to leak. Repair is often an option, but sometimes full replacement is necessary.
4) Shingles and Roof Membranes
- Many people know Florida as the sunshine state, but us residents know the actual reality. Heavy rains, high winds and wind-blown debris are all common occurrences. It’s not just the seasonal hurricanes that cause the most damage, but sometimes just a summer storm. The sun and heat also play a large role in the life of your roof so regular maintenance and inspection will help to keep tabs.
